If you’ve seen a property that you’re interested in, we can note interest on your behalf.

A note of interest doesn’t guarantee you’ll have the opportunity to make an offer. However, it formally alerts the seller that you’re interested in their property, and it does mean we’ll be notified if a closing date is set.

Please note, our legal team cannot note interest in one of the properties that we’re marketing. This is an industry standard to avoid any conflicts of interest. However, if you’d like to note interest in one of our properties, we’ll happily recommend a solicitor that will be able to help.

Absolutely.

Once we’ve completed the necessary anti-money laundering procedures, which are required by any solicitor prior to making an offer on your behalf, we can help advise you of a competitive offer, suited to your budget, and submit an offer on the property you’re interested in.

If you require lending, you should have a mortgage Agreement in Principle before submitting an offer.

Yes.

We work with excellent, independent mortgage brokers who offer a whole market search. This means they can check all the suitable lenders and find the best available mortgage for you.

We highly recommend that you speak to a mortgage broker. They will work on your behalf and support you while progressing the funding with the lender, which can often be a difficult part of your purchase.

If you require lending to buy your property, the first step is getting a mortgage “Agreement in Principle”.

Also known as a “mortgage promise” or a “decision in principle”, it helps you understand how much you could borrow before you complete your full mortgage application, as you can’t progress your full application until you’ve secured a property.

We’re required to complete anti-money laundering checks on all our clients at the beginning of their buying or selling journey.

We use an online system called Amiqus ID to complete the AML requirements. It is a secure, encrypted system that guides you through identity and photographic ID checks.

Don’t worry if you’ve never been through AML checks before, a member of our team will walk you through each step of the way.

Costs can differ depending on your personal circumstances and the property you’re buying. Once we understand these, we can send you a purchase quote tailored to your unique circumstances. The quote will include the following, where appropriate:

  • Registration Dues of the Title Deed (and Standard Security if you’re buying with a mortgage): this covers the fee to register your title deed.
  • Land & Building Transaction Tax (LBTT): the tax paid in Scotland which is based on the purchase price.
  • Additional Dwelling Supplement (ADS): the additional tax paid if you already own another property.
  • Purchase Fee & VAT: this covers the cost of one of our legal team carrying out the transaction.
  • If you’re purchasing a new build property there will be other additional charges that we can walk you through.
